The $60.4 million credit facility was used for the acquisition of a 14 property retail portfolio of Piggly Wigglys, BiLo’s and Harris Teeter anchored shopping centers in South Carolina and Georgia.
Due to the complexity of the tenant mix, two ground-leases and rents adjusted to market, the underwriting required that the team size 14 unique properties. It was essential that the team maintained a precise level of accuracy for mezzanine-level financing and also had to work towards term sheets in under 30 days. The assets were located in secondary and tertiary markets.
